Not GST-registered yet?
Waterproofing is licensed under the SAME general contractor-licensing threshold as any other trade work - there is no separate, lower waterproofing-only figure. On completion of any wet-area job, issue a written waterproofing certificate recording the membrane product, batch number, application date, applicator, and photos of the finished membrane - referencing AS 3740, the standard the National Construction Code points to for wet areas. If your tiling business earns under A$75,000/year you do not have to register for GST - do not charge GST and never use the words "Tax Invoice" on a plain invoice. Once you cross the threshold, registration is required within 21 days. Check the full AU tax invoice requirements guide if you are unsure.

Waterproofing is licensed the same way as any other trade work

There is no special, lower dollar figure for waterproofing on its own. It is licensed under exactly the same general contractor-licensing threshold that applies to tiling, and to every other trade in this batch - confirmed directly against nsw.gov.au for NSW.

NSW

A$5,000

labour + materials, incl. GST - applies to any residential trade work, tiling AND waterproofing alike, no separate lower figure

Contractor licence, NSW Fair Trading, under the Home Building Act 1989 (nsw.gov.au, checked 28 Sep 2026)

QLD

A$3,300

labour + materials, incl. GST

Trade contractor licence, Queensland Building and Construction Commission (QBCC) (qbcc.qld.gov.au, checked 28 Sep 2026)

VIC

A$10,000

domestic building work generally, labour + materials + GST

Registered building practitioner, Building and Plumbing Commission (formerly the Victorian Building Authority) (consumer.vic.gov.au, checked 28 Sep 2026)

Every other state and territory sets its own threshold and licensing body. Before you quote a wet-area job, check your own state or territory's building or fair trading regulator rather than assuming a number - NSW especially, where a widely-repeated figure online for waterproofing specifically does not match what NSW Fair Trading actually publishes.

The person applying the membrane must hold the licence
Where a licence is required, the person actually applying the waterproofing membrane must hold it, or work under the direct supervision of someone who does - you cannot rely on a separate person's licence for tiling to cover waterproofing done by someone unsupervised. On completion, issue a written waterproofing certificate recording the membrane product, batch number, application date, applicator, and photos of the finished membrane, referencing AS 3740.

How to fill out a tiler invoice

Follow these steps after every job to get paid faster and keep the waterproofing paper trail clean.

1

Fill in your business details

Add your trading name, ABN, licence number where your state requires one, address, phone, and email at the top. If you trade as Coastal Tiling Co Pty Ltd, use that - not your personal name.

2

Set the invoice number and dates

Use a sequential number - INV-0204 after INV-0203. The invoice date is today. Set a due date (14 days is standard). Consistent numbering helps if you ever need to prove payment history.

3

Add the customer details

For invoices A$1,000 or more you must include the customer's identity - name and address is the simplest way to satisfy this. Most wet-area jobs cross that threshold once waterproofing and tiling are combined.

4

Show waterproofing on its own line, separate from tiling

List the membrane and its area (AS 3740) as its own line, not folded into a single "bathroom reno" total. Reference the waterproofing certificate you issued for it.

5

Price tiling labour per square metre

Show the m2 rate and the area tiled, matching how you quoted. A client can check "how much tile was actually laid" against the invoice, which prevents most disputes before they start.

6

Add tile and adhesive supply, and any disposal fee

If you supplied the tiles, list them at your sell price on their own line, separate from labour. Add waste or offcut disposal as its own line if you are taking it away.

7

Calculate GST and add your bank details, then send

Multiply your subtotal by 0.10 to get the GST amount and show subtotal, GST, and total as three separate lines. Include your BSB and account number, and send the invoice once the last row is laid.

Common tiler invoice mistakes

These mistakes slow payment, create disputes, or leave a property owner without documentation they may need years later.

NO

No waterproofing certificate for a wet-area job

e.g. Bathroom job invoiced with no certificate mention anywhere

YES

Homeowners, insurers and future buyers may need it - a missing certificate can hold up a property sale years later. Issue it and reference it on the invoice for every wet-area job.

NO

Waterproofing and tiling on one line

e.g. "Bathroom reno - $2,045" as a single line item

YES

Separating the two documents the membrane step distinctly, which matters if a leak is ever disputed. Show waterproofing and tiling as separate lines every time.

NO

No square-metre rate shown

e.g. "Floor tiling - $1,170" with no area or rate stated

YES

Disputes over "how much tile was actually laid" are easier to resolve when the rate per m2 is on the invoice, not just a lump sum.

NO

Not stating who supplied the tiles

e.g. Invoice silent on whether tiles were supplied by the tiler or the client

YES

"Supply and lay" vs "lay only" changes your liability if a tile batch is faulty - say which this job was, on every invoice.

NO

Assuming a special lower dollar threshold applies to waterproofing

e.g. Quoting a client that waterproofing under $5,000 needs no licence, based on a figure seen online

YES

Waterproofing is licensed under the same general threshold as any other residential trade work, not a separate lower figure - check your own state's building or fair trading regulator directly rather than a secondary source.

What goes on the lines, and what it usually costs

The lines a tiling invoice tends to have, in the three groups they fall into.

Labour

Priced per square metre

Tiling labour

Per m2

$45 - $90/m2

Depends on tile size, pattern complexity and wastage.

Waterproofing (wet area, incl. materials)

Per m2

$60 - $100/m2

Membrane, primer and labour together.

Materials

At cost plus your markup

Tile supply, if you supply

At cost plus your markup

Cost + 15 - 25%

List at your sell price - you do not need to show your cost.

Disposal

Offcuts and waste

Waste/offcut disposal

Per job

$40 - $80

Flat fee for job waste.

Indicative GST-exclusive ranges for 2026, to sanity-check a line you have not priced before. GST itself is 10% on top of the subtotal once you are registered - use the free GST calculator to check. They are not a price guide and not advice on what to charge: rates vary by region, tile size, and wastage.

GST example: Tiler A bills $65/m2 floor tiling labour + $85/m2 waterproofing on a 6 m2 wet area + $220 tile/adhesive supply + $50 disposal, on an 18 m2 floor job: ($510 + $1,170 + $220 + $95 trims + $50) = $2,045 subtotal. GST: $204.50. Total: $2,249.50. Use the GST calculator to check your numbers before sending.

What a tiler's invoice carries beyond the basics

Every AU trade invoice needs the same GST and ABN basics. Past that, the paperwork splits by trade - here is what is specific to tiling and waterproofing work.

Same threshold

No special waterproofing-only licensing figure

Waterproofing is licensed under the same general contractor-licensing threshold as tiling and every other trade - see the table above. A widely-repeated lower figure for waterproofing specifically does not match what NSW Fair Trading actually publishes.

AS 3740

The standard your certificate should reference

The National Construction Code points to AS 3740 for any new or renovated wet area. Reference it on the certificate you issue for the job.

5 things to record

What a waterproofing certificate needs

Membrane product, batch number, application date, applicator, and photos of the finished membrane - keep it as a separate document, referenced on the invoice.

2 lines, not 1

Waterproofing and tiling, always split

Separating the two documents the membrane step distinctly, which matters if a leak is ever disputed years after the job.

Tiler Invoice FAQs

Common questions from Australian tilers and waterproofers about invoicing, licensing, and getting paid.

Do I need a separate certificate for waterproofing, or does the tiling invoice cover it?
A separate certificate. On completion of a wet-area job, issue a written waterproofing certificate recording the membrane product, batch number, application date, applicator, and photos of the finished membrane, referencing AS 3740. Your invoice should reference that certificate, but the certificate itself is a separate document homeowners, insurers, or a future buyer may need.
Is there a minimum job value that triggers a licence requirement for waterproofing?
Yes, but it is the SAME general threshold that applies to any residential trade work in your state, not a special lower figure for waterproofing specifically. In NSW, for example, a contractor licence is required for any residential building or trade work - waterproofing included - valued at more than A$5,000 in labour and materials (including GST), confirmed directly against nsw.gov.au. A widely-repeated lower figure for waterproofing alone does not match what NSW Fair Trading actually publishes.
Should tiling and waterproofing be one invoice line or two?
Two, wherever both are part of the job. Splitting waterproofing from tiling documents the membrane step distinctly, which matters if a leak is ever disputed - a single "bathroom reno" line makes it impossible to tell whether the dispute is about the membrane or the tiling.
What's the difference between a tiling licence and a waterproofing licence?
They can be the same licence class or different ones depending on your state - check your own building or fair trading regulator. What matters everywhere is that the person actually applying the waterproofing membrane must hold whatever licence is required for it, or work under the direct supervision of someone who does; a separate tiling licence does not automatically cover unsupervised waterproofing work.
Do I need to add GST to my tiling invoice?
If your tiling business is GST-registered (required once your turnover passes A$75,000/yr), yes - you must charge 10% GST and show it clearly. If you are under the threshold and not registered, do not charge GST, and never use the words "Tax Invoice" - issue a plain invoice instead.
What's the minimum information a tiler invoice needs in Australia?
For sales of A$82.50 or less, a tax invoice is not required unless the customer asks for one. For sales over A$82.50 up to A$1,000, your tax invoice needs seven details: the words "Tax Invoice", your business name, your ABN, the invoice date, a description of the work, the price, and the GST amount. For A$1,000 or more, you also need the customer's identity or ABN. See the full breakdown at /tax-invoice-requirements-au.
