Roofing is licensed under the same general threshold as any other trade
There is no separate "roofer" figure - roofing work is licensed under each state's general contractor-licensing threshold, the same one that applies to any other building trade. Queensland is the one exception with a roofing-specific licence class.
State
Licence needed above
Mechanism
NSW
A$5,000
labour + materials, incl. GST - general threshold, no roofing-specific figure
Contractor licence, NSW Fair Trading, under the Home Building Act 1989 (nsw.gov.au, checked 28 Sep 2026)
QLD
A$3,300
labour + materials, incl. GST - plus a distinct "roof and wall cladding" licence class, separate from plumbing and drainage
Trade contractor licence, Queensland Building and Construction Commission (QBCC) (qbcc.qld.gov.au, checked 28 Sep 2026)
VIC
A$10,000
domestic building work generally, labour + materials + GST
Registered building practitioner, Building and Plumbing Commission (formerly the Victorian Building Authority) (consumer.vic.gov.au, checked 28 Sep 2026)
Every other state and territory sets its own threshold and licensing body under the same general contractor-licensing scheme roofing sits inside. Before you quote a job, check your own state or territory's building or fair trading regulator rather than assuming a number from interstate.
How to fill out a roofer invoice
Follow these steps after every job to get paid faster and keep the safety and disposal paper trail straight.
1
Fill in your business details
Add your trading name, ABN, licence or registration number if your state requires one for the job, address, phone, and email at the top. If you trade as Highline Roofing Pty Ltd, use that - not your personal name.
2
Set the invoice number and dates
Use a sequential number - INV-0129 after INV-0128. The invoice date is today. Set a due date (14 days is standard for residential re-roofs). Consistent numbering helps if you ever need to prove payment history.
3
Add the customer details
For invoices A$1,000 or more you must include the customer's identity - name and address is the simplest way to satisfy this. Most re-roofs cross that threshold once material supply and scaffold hire are included.
4
Price materials per square metre or per unit
Show roofing sheet or tile supply priced per m2 or per unit, not folded into a single lump sum. Add flashing, guttering, and ridge capping as their own line - it is easier for the customer to see what they paid for and easier for you to check against the quote.
5
Show scaffold and height-safety hire separately
List scaffold or height-safety equipment hire as its own line, not folded into labour. If a future insurance question or dispute comes up, "was safety equipment used" should be answerable straight from the invoice.
6
Add old-roof disposal if you removed it
Skip and tip fees on old roofing material are a real cost, not a hidden markup - show them as their own line so the client sees where the money went.
7
Calculate GST and add your bank details, then send
Multiply your subtotal by 0.10 to get the GST amount and show subtotal, GST, and total as three separate lines. Include your BSB and account number, and send the invoice as soon as the job is finished.
Common roofer invoice mistakes
These mistakes slow payment, create disputes, or leave you exposed if a claim or a payment dispute comes up later.
No scaffold/height-safety line shown separately
e.g. "Re-roof - $9,115" with no mention of scaffold or safety equipment
If a future claim or insurance question comes up, "was safety equipment used" should be answerable from the invoice, not memory. List it as its own line every time you use it.
No licence or registration number shown
e.g. Invoice with no licence reference anywhere
The first thing checked if a roof fails or a payment is disputed. Add it to your business details even when your state does not strictly require it below a certain value.
Old roof disposal not itemised
e.g. Old-roof removal folded silently into the re-roof labour line
Skip and tip fees are real costs - show them so the client sees where the money went, and so you can check them against your own quote.
Underestimating wastage on tile or sheet materials at quote stage, then a mismatched invoice
e.g. Quoted 80 m2 of sheet, invoiced 85 m2 with no explanation
Price the invoice to match what was actually installed, including standard wastage allowance, and note it in the job description if it differs from the quote.
Assuming a specific insurance exclusion figure that is not in your own policy
e.g. Quoting a client "we're covered above 2m" without having checked
Working-at-heights exclusions are set by each insurer, not by one figure across the market. Read your own policy's PDS rather than repeating a number you saw elsewhere.
What goes on the lines, and what it usually costs
The lines a roofing invoice tends to have, in the three groups they fall into.
Labour
Priced per square metre
Re-roof labour
Per m2
$40 - $75/m2
Pitch, access and material type all move this figure.
Materials
At cost plus your markup, or supply priced per m2
Roofing materials (sheet/tile + flashing)
Supply, cost + margin
Cost + 15 - 25%
List at your sell price - you do not need to show your cost.
Access and disposal
The lines other trades do not have
Scaffold/height-safety hire
Per job
$150 - $500
Scales with storey height and job duration.
Old roof disposal/skip
Per job
$200 - $600
Depends on roof size and material - tile is heavier to remove than sheet.
Indicative GST-exclusive ranges for 2026, to sanity-check a line you have not priced before. GST itself is 10% on top of the subtotal once you are registered - use the free GST calculator to check. They are not a price guide and not advice on what to charge: rates vary by region, roof pitch, and access.
Why Invio beats Word and Excel for roofers
Templates are a fine starting point. But most roofers move to proper software once they are running several re-roofs a month.

What a roofer's invoice carries beyond the basics
Every AU trade invoice needs the same GST and ABN basics. Past that, the paperwork splits by trade - here is what is specific to roofing work.
Same threshold, one exception
Roofing sits inside the general licensing threshold
NSW, QLD and VIC each license roofing under their general contractor-licensing figure - see the table above. QBCC is the one regulator with a distinct "roof and wall cladding" class, separate from plumbing and drainage.
Check your policy
Height-safety exclusions are set by your insurer
There is no single figure that applies across the market. Read your own public liability PDS before quoting a multi-storey job - a claim outside its terms can be declined.
$380.00
Scaffold hire, its own line
Shown separately from labour so "was safety equipment used" is answerable from the invoice itself, not memory.
$420.00
Old roof disposal, its own line
A real cost, not a hidden markup - listed the same way a painter lists a disposal fee for old paint tins.
